Can I get the £7,500 grant for a heat pump in a new build?
It depends on the type of new build. Self-builds and custom builds are eligible for the £7,500 Boiler Upgrade Scheme grant. However, developer-led new builds (where a developer is building homes for sale) are not eligible — the developer is expected to include low-carbon heating as part of Building Regulations compliance. If you are building your own home or commissioning a custom build, you qualify.
Why are new builds so well suited to heat pumps?
New builds are constructed to current Building Regulations, which require high levels of insulation, airtightness, and energy efficiency. This means heat loss is minimal, so a heat pump doesn't need to work as hard. Lower flow temperatures work straight out of the box, underfloor heating is often already installed, and the overall heating demand is much lower than an older property. It's the ideal match.
Should I choose a heat pump over a gas boiler for my self-build?
Yes. From 2025, gas boilers are banned in new build homes. Even before this deadline, a heat pump makes sense for a self-build: running costs are lower, there are no gas connection fees, you get the £7,500 grant, and your home will have a better EPC rating. Designing the heating system around a heat pump from the start is far more cost-effective than retrofitting later.
